At the second stage of construction of a new building, quality control is conducted by independent organizations or specialized laboratories that have the relevant licenses and accreditations. They perform quality checks on materials, structures, compliance with technological processes, and requirements of regulatory documents. Additionally, government authorities may be involved to verify compliance of the project with legal requirements.

What documents does the developer provide after passing the triple quality control?

After passing the triple quality control, the developer provides the following documents:

  • Acceptance and Transfer Certificate: This document outlines the acceptance and handover of the real estate property. It includes a detailed list of all defects identified during the inspection and specifies the deadlines for their rectification.
  • Certificate of Compliance: This certificate verifies the compliance of construction materials and equipment used during the construction process. It includes specifications of the materials and equipment, as well as the results of testing.
  • Certificate of Property Ownership Registration (TAPU): This document confirms the developer's right to sell apartments or other premises in the newly constructed property. It serves as proof of ownership rights.
  • Technical Passport (ISKAN): This is a document issued by government authorities that permits the use of the building or its specific parts for residential or other purposes. It provides information about the suitability of the property for human habitation or other activities.
